Lonnie, thanks. OK, so EAV of commercial property is based on income. I would think that the maximum income to be had in our little hard to get to, and small, cbd is not sufficient to help in our town's operating income problems. So this seems to confirm that merely improving the eav of the commercial area - a stated goal of the TIF document - would provide insufficient money to the village for its operating problems.

I think Mike was asking about the CBD specifically. The proposed TIF district seems to include the CBD but it is a larger area. Mike's house is not in the CBD, but is in the proposed TIF district. I could be wrong, but I think they are two different animals.

Mike - It is in the Zoning code that the ladies put up on the site - link on homepage. If it isn't there, I have a hard copy and can give it to you. I actually brought it to a meeting but missed you. Should I drop it at your house?

Yes, Elisa, I was looking for the cbd. Thanks, I found it in the zoning, and it confirms that my neighbor's and my homes are outside the cbd. It looks like the cbd goes as far east as century 21. Despite the claim that the tif is for cbd improvements, there is not an overlay of the cbd and the tif district, as Tim has shown in his circles.

Spatny, I did email you yesterday. I hope you caught my objections in time.
I still cannot read this map. I am spatially challenged. Is it very hard to describe the CBD and the TIF boundaries in English text? I would greatly appreciate it.

CBD Map is on Village site.
You can compare the CBD Map to the TIF map. Notice the absent TIF-like wings which should extend east to Cowley and west to West embracing all this extra EAV. If you like the bird analogy, check out the Blighted tail-feathers extending south along the River and the unfortunate decapitation of the VC...er head...here:
If you like, you can print these and hold them side by side.
