Are property tax caps going to expire (this year)?

    Someone in town just told me the collar county property tax caps will expire this year and I wanted to see what this community knew about this.

    If this were true, would cook county be able to increase property taxes at will and with no limitation - and with no public referenda on such tax increases?

    Same question with local municipalities such as Riverside.

    I did see a reference to the expiration of the caps this year in this google search hit (my emphasis). I still had the questions on the consequences of the expiration of the tax cap.

    Now, with 2010 being a year in which high taxes and government spending are top-of-mind in every public opinion poll, outgoing Cook County Assessor Jim Houlihan (a Democrat) has warned that Madigan and Berrios are plotting to delay the second installment of property tax bills until after the November 2 election.

    Why would they do that? Simple: with the county property tax cap having expired, and pre-housing bubble assessments promising to wallop county taxpayers with a huge property tax bill — the last thing the machine wants is an anti-tax voter backlash on Election Day.     thanks , curious, for the answer and the links. Do you know if local municipalities such as the Village of Riverside could also increase taxes without referendum?

    Look what Lamberson and the school board last year, increasing our taxes to the limit. Did they care? No, the election wasn't going to be for two more years. We will forget........right. They will increase our taxes as much as they can, as soon as they can. There is no doubt in my mind.

    For this reason, it is IMPERATIVE that you are informed when you vote. KNOW the history of those on the ballot. KNOW their voting record. With google and other search engines, it is easy enough to research WHAT THEY'VE SAID and DONE. There are no secrets.

    I don't care who belongs to which party. I'll vote for the polka dot candidate. We must vote for the best person who will root out the rampant corruption in government, no matter the party affiliation. KNOW WHO AND WHAT YOU ARE VOTING FOR.

    So am I reading right that we would not know how much our taxes will rise till after the Nov election? Am I interpreting correctly that, without the caps in place, the property taxes can go up as high as the county wants, say, 10, 12, 20 pct?

    It is not right that we would not see the tax increase til after the Nov election. We should contact our representatives to tell them we want to see what the increase will be before the election to have a more informed election.

    Haven't you heard the brouhaha regarding the timing of the tax bill? Plenty of blame to go around. Good Cook County stuff.

    Houlihan (Cook County Assessor, who is retiring) says they're being delayed for purely political reasons.

    Berrios, who wants Houlihan's job, blames it on Houlihan not modernizing the office of the assessor.

    Berrios is aligned with Speaker Madigan. Madigan is blaming it on Houlihan as well.

    That's my take on it from 60 seconds of audio on wbez.org this week.

    It might be shenanigans and a brouhaha, like so much sound and fury, to those in Springfield, some around since I was watching Bozo's circus, but this issue has the potential, next tax bill, to completely bust my home (and) budget which is already teetering on matchsticks now. I want to at least know what might come and WHY... before the election!

    Without tax caps to provide some kind of speed limit, with the insane bloat of the status quo and an insatiable seeming demand to feed this monster, regardless of the inefficiency and the disconnect to the real world (see the posts on guaranteed public pensions, eg)... I have a bad feeling about this.

    The politicians have the right to play around and do all the brouhaha that they want. Just let us know transparently and before the election. Hey, if not this election, then the next. The haha will be on them.

    In addition to telling us how much, and when, they are going to smothers us , the bigger issue is - why is Springfield letting the tax caps expire? Why are we letting them? They represent us.

    So someone tell me the case to let the tax caps expire.

    It bears repeating--"WHY ARE WE LETTING THEM?"

    Call your representatives--call them all. Demand that they renew them.

    What will happen when we can't afford to pay the taxes on our homes? When none of us have jobs--that's right, not even the government employees because there isn't enough money to sustain all the jobs? Does the government really want and need all of our homes? It can have mine---I'm tired of all the upkeep on my aging home. I can't afford it anyway. Would I really mind living in the section 8 houses? Some of them are much nicer than mine.

    Call your representatives. Call all of them in our district, even if they don't represent you. Riverside has 3 state reps, plus a st. senator. Call them all. Demand that they keep the tax caps on our property taxes. We know what will happen.
