    from the village eflash...there are some changes to the B1 zoning being proposed...

    The Riverside Plan Commission has recently completed a comprehensive review of the zoning requirements for B-1 Zoning District and will be proposing modifications to the code to the Village Board shortly. We are inviting you to learn more about the proposed changes at the upcoming Plan Commission Meeting. It will be held on September 16, 2008 in room 4 of the Riverside Township Hall at 7:30 pm. Please feel free to attend this special meeting and express any comments you might have.

    I have some questions. Why propose three story residential over commercial for a street where there is no parking? Curb breaks for driveways will not be granted on a state route. So all parking will have to load from the back, through what is a very marginal alley. And that parking will directly abut a whole string of residences that back up to the Harlem properties. They will surely not want crime lights and slamming doors right behind their homes. Why do we pay these planning gurus for this mind of folly? And when was the money authorized for Camiros to keep working on this? What does it cost the taxpayers?

    I can't imagine anyone being interested in purchasing property for development along Harlem. Being a state route it will have even more layers of regulation to wade through, and who would it attract? That's what I have been asking for years and no one ever answers - "Who do they think is going to come here to patronize any businesses that open here? " People from Berwyn, Lyons, N. Riverside? I remember when they were touting the CBD as a location for upscale shops. So we areto compete with Hinsdale, Oak Broof, even Burr Ridge? Total insanity. We need low rents for a few small scale artisan food purveyors who can make and sell smaller amounts, operate without high traffic and high overhead (read rents) and make a living. New Planned Unit Developments like the VC are just too expensive for that. Getting somebody in that goes out of business in a year or two is not the answer.
