    On Monday, August 20, 2007, the Village of Riverside Board of Trustees approved an ordinance which amended the Village Code that resulted in an increase in the fee for the Certificate of Compliance. These fees apply to individuals or entities which are involved in the transfer of ownership of any structure or dwelling unit in the Village of Riverside. Any sale must include a Certificate of Compliance issued by the Village Zoning Manager based on an inspection of the property. To keep in line with rising costs and to maintain a high level of service the following inspection fees associated with property sales or transfers have increased:

    Inspection Fees:

    Single-family residence: $175.00

    Duplexes: $175.00

    Multiple-family: $175.00 plus $20.00 for each unit over 2 units

    Office/residence building: $175.00 plus $20.00 for each unit over 2 units

    Commercial buildings: $500.00

    The Village of Riverside strives to ensure that all property transfers are smooth and hassle free. The fees associated with the certificate of compliance include: the structure meets all current zoning requirements, final water bill has been paid to the Village, and all outstanding fees associated with the property are paid.

    I think it's a good idea to raise these fees. It was what, $25 before? That's crazy. Too low. Charge residents for the things they use, no subsidies. Charge more for the compliance inspection. Charge more for parking spaces (to residents who need one and developers who don't include enough of them in their plans). Charge more for building permits. Cover your expenses.

    It's still cheaper than North Riverside ($250) and Berwyn (1% transfer tax and a bunch of little fees). It's more than some other nearby towns, but I still don't think these increased fees are out of line.
