    I thought one way to find factors that promote vitality in cbd or other spots in riverside, I thought it might be fruitful to list and analyse businesses that have left and id the reasons why they left.

    off hand, here are some...

    pringles
    henningers
    ace hw
    native american shop
    chandalier lady
    beauty shop next to grumpys
    painted board
    bike shop - I bought my 21 speed miyata in riverside in the early 80's.

    and why do some businesses seem to survive?

    riverside foods
    chewchew
    grumpys
    heavenly hot dogs seems to be doing better than the revolving door that was there
    banks
    beauty shops

    Mike,

    I didn't know there was a bike shop in town at one time. I'll have to ask my wife but in the mean time can you tell me more about it (where was it, when etc...)? As a member of the EDC , a bike shop and photography store were high on my list of businesses we should try to attract to town. Perhaps the demographics of the town have changed to the point where a bike shop would thrive. With all the kids and active bikers we have in town, I would be surprised if a well run bike shop would not do well (perhaps one carrying other products like roller blades, skate boards, bike rentals for tourists in town etc...).

    What can be done about the absurd rents in the shop spaces here? I know a former owner of a former shop in a historic building (all nameless here) told that lessee that they had to pay an exhorbitant rent increase, otherwise they were just as happy to leave the shop empty, as this was a tax deduction in a historic structure. (This is probably a tax deduction to any building owner.) Many of the businesses cited here have low profit margins and the rents are not worthwhile to them. Yet, when the shops are empty, the free market does not seem to let the rents fall.

    Catherine, how much is rent for a shop space in town? I've never heard that it was expensive (or cheap for that matter.)

    I believe the bike shop was in the arcade complex. I think where the late salon was. Might have been where ruby cleaners is now.

    ChrisH, I have heard numbers between 1600 and 2000 per month, some few or several years ago. I have frequently heard the complaint expensive and overpriced. Shop owners have told me their margins were too thin, the maintenance was poor. And look at how long some store fronts have been kept empty!
