I'm sure you will be surprised to hear that I don't think I am losing any argument and I don't consider this an argument in the first place. To return to what is constructive, if a TIF with a proper Redevelopment Plan is not the answer, what is an alternative? I don't think doing nothing has worked.

The TIF is an argument the EDC is presently losing.
Reverse the B2 zoning ordinances and ban variances; replace them with more human scale heights, density and better materials requirements [such as the incorporation of native stone to mirror the requirement for native trees], and require all new structures to have the same parking requirements as old ones. Restrict the TIF area to the B2 district. Naturally, swear off eminent domain. It is good that Wiaduck renounced parking structures. Memorialize all of these in the law and the TIF documents. I think the anti-TIFfers have managed to clear up the green space issue, save some ugly walkway they may put in Swan Pond. Now, someone might say, well, your problem is with the ordinances. Yes, but it was unlikely they would have occasion to express themselves at length before the TIF. Under TIF, the bulls could be charging out of the barn.
Then, as far as I am concerned, you can do what you want and promote the area as you may. The schools, the traffic congestion and its impact on children: these are battles I cannot fight for parents. I have learned you cannot help those who don't help themselves. Perhaps they think they will benefit from it, I don't know.
