"Not only do local retailers rarely benefit from TIF, but they must shoulder a higher tax burden in areas where part of the city's property tax revenue is being diverted from city services and used instead to pay off bonds that financed competing shopping centers."

To me the usual result when you use dogpile is the towns that Kane McKenna are working over:(partial list) Cary, Woodside, Mt. Prospect, Mundelien, Wheeling, Evanston, DesPlaines, Champagne, Round Lake Beach, Elmwood Park, Mattson, Deerfield, Northbrook, Channahan, Freeport, Wooddale, Oak Foest, Lindenhurst, Rockford Winfield, Darien, Sugar Grove and lots more. Just follow any railroad line from Chicago outwards, and you will see them working over every whistlestop. On our sector they are in Berwyn, Riverside, Brookfield, Downers Grove, Naperville - and no doubt elsewhere. We don't need to wait for the cicadas, the locusts have already arrived, are everywhere, and bearing gifts.
